WoCO One in Gurugram redefines the modern workplace through inclusivity, flexibility, and sustainability. Located near the NH-8 intersection, this nine-storey tower is part of the World of Cool Offices (WoCO)—a new-age concept that prioritises people and the planet. Designed around the Walk-to-Work model, the site connects directly to the IFFCO Chowk Metro Station within 650 metres, encouraging pedestrian movement and reducing vehicular dependence. The WoCO Vault further promotes sustainable mobility with smart bicycles and EV charging stations, reflecting a commitment to eco-conscious commuting.
Spanning five acres, the building’s program is divided into three vertical zones. The Greens occupy the first to fourth floors, offering open, light-filled workspaces. The Woods, from the fifth to seventh floors, introduce triple-height volumes that enhance openness and collaboration. Vertical fins and trellis-guarded terraces on the southwest façade filter harsh sunlight while allowing natural ventilation. The façade’s insulated glass ensures daylight penetration without heat gain, reducing glare and lowering the building’s energy load by 32%.
Upper-level terraces on the eighth and ninth floors feature landscaped workspaces and a semi-covered Sky Garden, fostering community and relaxation. The building collects and recirculates 100% of its rainwater, achieving IGBC Platinum certification through active and passive sustainability measures. A triple-level basement enhances efficiency, while decentralised service cores ensure flexible, unobstructed floor plates.
WoCO One’s 17,000 sq. ft. open floorplates enable dynamic configurations with duplex or triplex layouts and expansive terraces that blur the line between work and leisure. Vertical circulation is optimised through Destination-Controlled Lifts, supported by eight elevator clusters. Recreational amenities—including a rooftop café, bar, lounge, and break-out zones—encourage interaction and wellness beyond work.
The landscaped ground level and high-SRI roof materials minimise the Urban Heat Island Effect, with 95% of the roof covered in reflective paint and vegetation. Native plantations prevent erosion and support local ecology.
Ultimately, WoCO One represents a paradigm shift in workplace architecture—merging sustainability, technology, and wellbeing. It dissolves traditional boundaries between work and recreation, creating a human-centric, future-ready office environment that embodies the evolving aspirations of India’s urban workforce.
