At FOAID 2024, veteran architect Reza Kabul, Founder of ARK Reza Kabul Architects, shared invaluable insights into the complex, evolving world of large-scale architecture. Drawing from decades of experience designing masterplans, mixed-use developments, and mega townships, his talk focused on the realities of delivering projects that span years, geographies, stakeholders, and shifting regulations.

The Unique Challenges of Scale

Designing expansive projects—often across 40 to 850 acres—is a test of patience, coordination, and adaptability. Kabul highlighted that such developments are often affected by evolving building codes, delays in environmental clearances, changing FSI limits, and fluctuating market demands. These realities make flexibility in design a non-negotiable asset.

He emphasized that while personal residential projects often require a principal architect’s direct involvement, large-scale architecture demands a different model: one where the team executes with precision while the lead architect provides creative and strategic oversight.

From Site Constraints to Strategic Opportunity

Several case studies illustrated how Reza Kabul’s team approached diverse site conditions:

  • A 65-acre riverfront project had to account for a 50-year high-tide buffer, which the team transformed into an amenity-rich green belt with jogging tracks and a musical fountain to attract buyers to a remote location.
  • In another case, a 40-acre low-cost housing development dealt with increasing FSI and evolving cost pressures, which led to modular design approaches and efficient phasing.
  • For an 850-acre tourism township, steep terrain became a feature, not a flaw—guiding the creation of a central lake and a terraced layout that responded to the land’s natural dips.

Adaptive Design is the Future

Reza Kabul stressed that usage flexibility is essential. He shared real-world examples where buildings initially planned for commercial use were later repurposed as schools or hospitals. This underscores why layouts must be adaptable—so the project remains relevant regardless of future changes.

Another key takeaway was the importance of designing for lifecycle use. Many of Kabul’s projects span 7 to 10 years or more, which means accounting for future expansion, densification, or even market repositioning.
