About the Project
Where Brand Meets Space: A Sales Office That Tells a Story
In the heart of Pune, 5 Race Course is more than a real estate sales office—it’s a curated spatial narrative. Designed by Meenakshi Dravid-Kulkarni and Kunal Kulkarni of AADI Design, the project reflects the legacy of a developer with over 5 million sq. ft. of residential and commercial delivery, now entering a new region of the city for the first time. The challenge? To establish credibility and appeal to an unfamiliar, upscale clientele—through architecture.
Designing Legacy Through Experience
The brief was clear: craft a space that would speak volumes to buyers and investors about the developer’s ethos and experience. AADI Design answered with a bold yet understated architectural approach that blends hospitality, narrative, and openness. The spatial journey is crafted like a guided story—beginning with brand immersion, followed by walkthroughs of two fully furnished sample flats (3BHK and 4BHK), then transitioning into personalized consultation areas, and culminating in a relaxed conversation space over coffee in the central courtyard.
This flow, both literal and atmospheric, lies at the core of the project’s success.
Courtyard at the Core: Inspired by Nature and Locale
The layout revolves around a large, open courtyard—a contemporary interpretation that draws inspiration from Pune’s iconic Empress Gardens and Racecourse nearby. More than a design element, the courtyard acts as the heart of the building, allowing light, movement, and connection to define the experience. It reflects the brand’s aspiration to root itself in the area’s culture while projecting openness and grandeur.
Structural constraints were cleverly turned into strengths. By pushing all load-bearing elements to the periphery and courtyard edge, the designers created expansive, column-free interiors that enhance the feeling of spaciousness and allow flexible use of space.
Material Minimalism and High-End Intuition
AADI Design adopted a restrained, elegant material palette—highlighting concrete textures, warm wood finishes, and sleek detailing. This minimalism is not stark but sophisticated, reflecting the expectations of the high-end market while staying aligned with the brand’s tone of quiet confidence.
Every surface and transition is intentionally unified to create seamlessness—from the entry lobby to the sample flats. The repetition of finishes and forms makes the space feel larger and cohesive, while maintaining distinct functional zones throughout.
From Architecture to Assurance
In just 2.5 months—from concept to completion—the project successfully delivered more than a functional sales office. It created a brand experience that resonates with prospective homebuyers and investors, building trust through space and design. It is a project that understands that in real estate, perception is power—and that power is shaped by architecture.
