A Minimalist Luxury Apartment with Maximum Impact in Under 1000 Sq. Ft.

Nestled in an existing structure, the House of Ruya is a masterclass in how architectural ingenuity and restrained material palettes can turn a modest footprint into a refined living experience. Designed by 739collaborative, a young design practice known for its collaborative ethos and context-driven solutions, this compact apartment takes inspiration from natural materials, linear clarity, and subtle luxury.

At the heart of the home lies a linear passage that seamlessly stitches together the social and private zones—from the warm living area to the serene bedrooms. Post-retrofitting with steel reinforcements, the design challenge was to offset reduced ceiling heights without compromising spatial comfort. The solution? Embrace light, texture, and detail.

Soft, matte textures, pale surfaces, and reflective finishes bounce natural light across the interiors, visually expanding the space. Clean detailing is the hallmark—recessed aluminum skirting, steel door jambs, and slim wooden chaukhats work together to create a quiet visual language that speaks of restraint and precision.

In the bedrooms, clever cabinetry design allows for seamless storage while maintaining an uncluttered aesthetic. One standout element is a walk-in closet hidden behind the main wardrobe, leading to a lush green view framed by a full-height mirror—an everyday luxury thoughtfully tucked into a tight footprint.

Bespoke furniture, customized to fit the apartment’s modest scale, further reinforces the theme of understated opulence. The end result is a residence that feels calm, expansive, and deeply personal.

739collaborative’s work in this project exemplifies their broader design philosophy—creating functional spaces that evolve with their users, rooted in a deep understanding of material, light, and context. In the House of Ruya, minimalism meets meaning, and small becomes truly spectacular.
